Welcome to the City of Valdosta`s Land Development Regulations (LDR) Website.
Currently, the Zoning Ordinance and land development ordinances for the City of Valdosta are out of date in many ways and do not adequately prepare Valdosta for the contemporary development industry and future industry trends that will accompany the continued growth of the area. The newly formed Land Development Regulations will be a forward-thinking, innovative, and streamlined set of ordinances that will set higher standards for quality development, efficient code administration, environmental protection, historic preservation, and provision of modern public facilities.
The advantages of comprehensively revising the Zoning Ordinance and other land development standards of the City and integrating them into Land Development Regulations are significant:
- The LDR integrates all standards and procedures into a single document that can be organized in a logical way, following the normal course of a development project from start to finish.
- The LDR creates a more streamlined document that eliminates duplicate or conflicting definitions and development standards and clarifies the relationships between the entitlement processes of rezoning, plat approval, approval of public dedications, and building permits.
- The LDR provides the opportunity to include related ordinances that sometimes are overlooked in the development process because they are "buried" in obscure places in other City codes and ordinances.
Once integrated smoothly into a complete set of Land Development Regulations, it will become clear that the ordinance embodies the "DNA" that structures the community in many ways, including housing and neighborhoods, property values, economic development, landscape, traffic, flood control, historic preservation, and environmental quality. These are the ingredients of quality of life for the many people who live, work, and play in the City of Valdosta!
